Property Plus

Property Plus is a program developed by the Everguard Agency that is customized directly for property owners or property management companies based on their specific needs. This program was designed to offset the cost of unforeseen damage caused by tenant negligence. This program will reimburse the management company or property owner for cost associated with the repair of that damage. Renters Insurance

HO-4 Insurance is better known as renter’s insurance. Renters Insurance is a policy obtained by the tenant to protect their personal belongings, their loss of use and their personal liability should an event occur. Renters insurance covers personal belongings such as clothing, electronics, appliances, furniture and limited coverage for jewelry, firearms and other valuable collections.

There are 17 different types of disasters that would qualify as an event for coverage. Below are a list of the most common:

  • Fire & smoke damage
  • Wind, hail & lightening
  • Explosions
  • Falling objects
  • Riots & civil commotions
  • Damage by vehicles & aircrafts
  • Theft
  • Volcanic eruption
  • Weight of ice, snow & sleet
  • Water damage from utilities
  • Electrical surges
  • Vandalism & malicious mischief

If you are unable to live in your dwelling due to one of the qualified events, your renter’s insurance will normally cover any additional living expenses. You will be provided a temporary place to live until your previous housing unit is repaired.

What is Tenant Liability Insurance?

Tenant Liability Insurance provides coverage for damage to a residential dwelling caused by tenant negligence. Tenant Liability Insurance will provide coverage for property damage caused by fire, smoke, explosion, water damage from discharge, overflow or leakage from an appliance, waterbed, aquarium, automatic sprinkler system and sewer back up.

This is not a policy that provides personal liability insurance or renters insurance and does not cover personal belongings, liability from bodily injury, additional living expense, or property damage to any third party.

Most HO-4, renters insurance policies will offer liability protection. This protects you if someone in your home slips and falls and needs medical attention. Coverage would apply for any related costs, up to your liability limit. Also, if the injured guest sues, you are covered for the court judgment they win and related legal expenses up to your policy’s limit.

How do I determine how much renter’s insurance I need?
It’s important to create an inventory of all your belongings to determine the proper coverage. The average coverage most renters require is $25,000 but everyone needs are different.
What is Replacement cost?
Replacement cost provides reimbursement for the cost of replacement of an item without applying any depreciation to that item. Example: If your 5-year-old computer was damaged due to lightning, you would be reimbursed using todays value to replace it.
What is Actual Cash Value?
Actual cash value (ACV) provides reimbursement for the cost to replace a damaged item less depreciation of that item. Consideration is based on fair market value and the reimbursement is usually less than what the cost was when it was originally purchased.
